Staging Matters



We recently shared the results of NAR’s 2021 Profile of Home Staging Profile. Year after year, the results are the same: staging matters. 



Buyers have high expectations for what homes should look like (thanks, in part to social media and HGTV style shows). Staging begins with decluttering and packing up as many belongings as you can. This allows buyers to envision themselves in your space. In fact, according to 2021 Profile of Home Staging:  



“82% of buyers’ agents said staging a home made it easier for buyer to visualize the property as a future home.”

Keep it Clean



Whether you are preparing for listing photos, a video tour, showing, or open house, make sure your home is clean and presentable. Pick up any belongings that are lying around, make all the beds, wash and put away dishes, and close toilet seats. An unkempt home can distract buyers - and leaves them wondering how the property has been maintained over the years. 



In addition to deep cleaning, air out the home to make sure it smells fresh. We encourage you to open the window instead of using a perfumy air freshener as a way to neutralize odors. And of course - make sure you remove pets during showing times!



Keep a Flexible Schedule



Make sure buyers are easily able to schedule a time to come see the property in person. If buyers have difficulty coming to see your home, you’ll have fewer offers. 



The Right Pricing



Pricing is always important to maximize selling potential! Pricing it too high or too low can be a sure-fire way to deflect serious buyers. Work with your listing agent to determine the right price for your property in the current market.
